Abandoned Building Becomes a Benefit to the Community

PRIOR CONDITION

A VACANT NEIGHBORHOOD EYESORE

The building was a vacant, abandoned property formerly used as an automobile dealership and showroom, but located on a highly trafficked commercial corridor directly across from large, dense residential areas in the heart of Utrecht, the 4th largest city in the Netherlands. At the time of our acquisition, the building had broken windows, cracked and decaying floors, and a deteriorating facade that thousands of vehicles and citizens passed by every day. The property was a general eye sore for the area and a marked aesthetic difference to the newer commercial buildings surrounding.

THE OPPORTUNITY

IRREPLACEABLE LOCATION MEETS PRIME CONVERSION

Despite the dilapidated state of the current building, the Volta Global team identified this as an incredibly promising location for self-storage demand given the high visibility, dense residential area, and positive demographic drivers that existed within the 5, 10, and 15 minute catchment areas. Further due diligence investigations also proved the building to be structurally sound and well laid out for a straightforward conversion to self-storage use.

THE WORK

INTENSIVE PROCESS WITH MULTIPLE STAKEHOLDERS

After months of engagement with the municipality, the team managed all aspects of design and development through a collaborative effort from Volta Global HQ in Miami to the team on the ground in the Netherlands. The project involved a complete interior demolition and creation of a mezzanine story, as well as the full fit-out of brand new self-storage units with a diverse mix of unit sizes. The exterior was completely refurbished and provided not only an aesthetic uplift but also a vastly improved insulation for the building to reduce energy needs. The result was a Class A self-storage facility in a highly desirable market.

THE FINAL PRODUCT

MODERN REVITALIZED 
SELF-STORAGE BUILDING

Upon completion the building has become a class A self-storage facility with approximately 3,500 square meters / 40,000 square feet of net rentable storage space across over 550 storage units. The building now provides a refreshing uplift to the neighborhood and is providing an essential service to local residents and small businesses.
